10 Reasons to Sell Your Home Now 2022

Here are the top 10 reasons to sell your home now in 2022. If any of these reasons resonate with you, contact us to navigate this market and sell your home.

1. The Demand for Homes is High

  • The number of buyers in the Twin Cities market outweigh the number of houses available. In order to have a balanced housing market in the Twin Cities metro area, there would need to be approximately 18,000 homes for sale.
  • The Inventory of Homes for Sale as of February 2022:
    • 2,930 Single Family Homes
    • 705 Townhomes
    • 650 Condominiums
  • These numbers are record lows for the Twin Cities housing market, which explains why prices are high and homes are selling fast once they hit the market.

2. Houses are Selling for High Prices

Homes were selling for high prices in 2021 and they’re only getting higher in 2022. In February 2022, the median home sales price was $371,539 – almost 12% higher than in February 2021!

  • What does this mean for sellers?
    • A buyer will likely offer to purchase a home for a higher price than the advertised selling price.
  • In February 2022, Twin Cities homes in the $250k-$350k range sold for 102.9% of list price, gaining sellers almost 3% extra on the sale!
  • Price per square foot is also on the rise – up 11.7% since 2021. Single Family homes in the Twin cities are now averaging about $192 per square foot compared to $171 last year at this time.

3. Homes are Selling Quickly

When a seller accepts an offer for their house, a typical closing period takes 30-45 days to process the loan and complete the title work for the transaction.

The average closing period has decreased dramatically over the last year. Currently, the average time to sell a house in the Twin Cities is 27 days– down from 41 days in 2021.

4. Buyers are Waiving Inspections

  • In the past, buyers have been guided to elect a home inspection in order to validate the sale price and ensure the house does not have any unforeseen problems.
  • Right now, many buyers are waiving inspections in hopes of submitting the most competitive offer and getting the chance to become a homeowner.
  • Sellers still must disclose any material defects and provide the buyers with as much information as possible. It is a huge investment and it is helpful when sellers are forthcoming with any issues they have dealt with or discovered during their stewardship of the home.

5. Home Appreciation

Homes have appreciated increasingly over the past two years, an average of $17,000 in equity according to data from CoreLogic. Many homeowners are choosing to cash in on that equity and make a move to their dream home.

6. You’re Ready to Upgrade to a Bigger, Better Home

Although prices are higher, you can use it to your advantage. If you’ve been in your home for awhile and have saved enough for a downpayment on a new house, you could buy your new home before selling your old home. This is a huge advantage in this market and we’ve seen great success with our own clients.

In early March 2022 we helped a client buy a newer house that is twice as large as the first home she purchased about four years ago. Once her new house was under contract, she listed her old house for sale-- it sold with multiple offers, over asking price, and in just a few days!

FAQs - Buying a Condo in the Twin Cities

 

Have you been thinking about buying a condo in the Twin Cities?

1. What is the difference between a condo and a townhouse?

A condominium is a unit owned by an individual residing within a larger building. Condo owners own their individual unit and share joint-ownership of the greater building, common areas, and grounds with the other owners.  

A townhouse is a home attached to another by a common wall. Townhouses have shared expenses and amenities with neighboring units, however, they may provide more privacy than one would find in a condominium building. Townhouses are similar to single-family homes, as you own the building structure and the land it sits on.

Both condos and townhouses require monthly payments into a Homeowner's Association.

2. What is a homeowner's association (HOA)?

A HOA is an association led either by the owners of units in the building or a professional management company depending on the size of the building. Each month, owners pay association dues that go towards things such as:

  • Exterior Maintenance
  • Lawn Care & Snow Removal
  • Hazard Insurance
  • Utilities
  • Shared Amenities - i.e. pools, rooftops, gardens, party rooms, etc.

Each HOA has different fees and covers different types of utilities, services, and rules.

HOA's will set the regulations for rentals, quantity & type of pets allowed, and appearance of the building and/or units.

3. Do you pay property tax on a condo?

Yes. Just like a single-family home, a condo's property tax is determined by the home's assessed value based on the location, square footage, and characteristics of the home. 

4. Can I change my door lock in my condo?

Yes, as long as the rules and regulations of the Homeowner's Association allow it. We've had condo owners add trendy door-knockers to their unit, and remove it when they were ready to sell.

5. Who replaces windows in a condo?

The owner of the condo is responsible for replacing the windows within their individual unit. However, if windows in shared spaces need replacing, the association would decide how to proceed--typically through the homeowner's association dues.

6. Can you rent out your own condo?

Each condominium is different! The Homeowner's Association will outline whether you are allowed to rent out your condo. In many cases, condo buildings require a 1-year lease or only allow around 30% of the units to have rental permits. 

7. Can you renovate a condo?

Absolutely! Renovating your condo and keeping it updated can help you build equity and make it easier to sell when you're ready for something different. One of the best parts of condo ownership vs. renting an apartment is that you're in charge of the updates you make.

8. What are the different types of condos for sale in the Twin Cities?

Condos for sale in the Twin Cities mainly fit into three different categories:

  • Converted Mansion - The Twin Cities are home to some of the most grandiose historic homes in the nation. Occasionally these historic mansions are converted into 2-4 condominium units that share the outdoor space.

Here is an example of a converted mansion condominium in Saint Paul.

  • Low-rise Condominium (3- Levels) - The majority of low-rise condo buildings have 10 or less units and less shared amenities than a high-rise condominium. 

Here is an example of a low-rise condominium in Saint Paul.

  • High-rise Condominium (4+ Levels) - High-rise condos buildings typically come with professional management companies, secured entrances, parking garages, rooftop decks, exercise rooms, etc.

Appraisal Gaps? Advice for Buying a Home in the Twin Cities

 

 

This week on the blog we discuss our advice for buying a home. Including a clause for appraisal gap coverage could help you buy a home in the Twin Cities.

1. What is an appraisal?

Most people need a loan in order to buy a house in the Twin Cities. Once your offer has been accepted on your dream house, your lender will order a professional appraisal to ensure the amount of money being borrowed is justified by the condition, location, and characteristics of the property.

The appraiser is an unbiased third-party that inspects both the interior and exterior of the home, researches similar homes in the area, and determines the fair market value of the Twin Cities home. Long story short, the bank's goal is to make sure the amount of money you will be borrowing is on-par with the value of the house. So what does this have to do with your offer?

2. What is an appraisal gap?

Due to current high demand in the Twin Cities housing market, many people are offering several thousand dollars over asking price in hopes of getting their offer accepted. You may have heard the current market being described as an “auction-like” environment, where the person with the highest offer price wins the house. 

These "bidding wars" may lead to a gap between the purchase price of the house and the amount the bank is willing to loan you to buy the house. Let's dig into how you can make your offer on a Twin Cities house more competitive

3. Creating a Competitive Offer

When buying a home in the Twin Cities, it’s important to know ways to make your offer more appealing than everyone else's. One way to make your offer slightly more competitive is to cover the price difference in the event of an appraisal gap. In today’s high demand market, buyers are offering to cover some or all of that difference versus renegotiating sales price or canceling the contract.

What this means to you is you may need to bring additional cash to close or change the calculated Loan-to-Value of your financing.

4. Finance Example

If you offered $400,000 with 80% financing and the home appraises for $395,000 there are two ways to manage the finances.

  1. You could finance 80% of the $395,000 value plus the $5,000 difference. This would result in a down payment of $84,000 vs $80,000.  In this option, your monthly payment would be slightly lower as your loan size would be $316,000 vs $320,000.
  2. Keep the down payment at $80,000 and your Loan-to-Value would be 81% (vs 80%) resulting in needing to pay Private Mortgage Insurance (PMI) for a short period of time.

Styles of Homes for Sale in the Twin Cities

 

What styles of homes are for sale in the Twin Cities? One of our experienced agents put together a list of 7 popular styles common in our area. Let us know if you would like to start touring homes today!

1. Victorian

The name refers to a time period in the mid- to late-1800’s but has also come to be associated with the following characteristics:

        • 2-3 stories
        • Tall ceilings and windows
        • Ornate exteriors:
        • Steep, gabled roofs
        • Towers & Turrets
        • Highly decorative woodwork
        • Bold paint colors
        • Hardwood floors
        • Intricate trim and moulding

 

      

 

Twin Cities Victorian homes are extraordinarily complex in design, inside you’ll find countless rooms and extravagant staircases. If you’re hoping for a library, den, office, and bedrooms all on one level? This might be the house style for you. These homes are very vertical, compared to a bungalow's horizontal footprint.

2. Bungalow

Bungalows are everywhere in the Twin Cities! There's even Twin Cities Bungalow Club! This style of home is typically 1 to 1.5 stories, built in the early 1900’s, with a front porch and overhanging roof–sometimes with exposed rafters! Inside a Twin Cities bungalow you’ll usually find the ever-coveted:

  • Oak woodwork
  • Built-ins
  • Archway between the dining and living room

Twin Cities bungalows were built during the Arts & Crafts Movement. Put simply – architects, designers and craftsmen worked together to bring back the craftsmanship that was largely lost during the Industrial Revolution–and they wanted to do it in a way that was affordable to the average American family.

       

An important aspect that’s often overlooked by buyers when house hunting is that bungalows were built with old growth lumber–which is exorbitantly expensive (or impossible) to purchase nowadays. With regular maintenance, these homes can withstand the test of time.

3. Rambler or Ranch-style

Rambler homes made their debut after WWII when more, and more Americans were able to buy cars and the neighborhoods started sprawling. With larger lot sizes, came larger house footprints. Ramblers typically have:

  • One-story
  • Picture Windows
  • Sliding Patio Doors
  • Often rectangular or L-shaped
  • Basement - finished & unfinished

Twin Cities ramblers are great for all stages of life– new families enjoy them because they can be near their young children, while “aging-in-place” with one-story living is highly sought after.

 

4. Tudor

Tudor homes in the Twin Cities are well designed for the northern climate with extensive rain and snow. They feature:

  • Extravagant doorways
  • Steep, gabled roof
  • Decorative chimney

Twin Cities tudors started popping up in the early 1900’s and were true to the era with dark woodwork and fairytale like design. Due to the exteriors of the tudor home being asymmetrical, architects could get creative with the interior layout and window placement.

5. Split Level 

Split levels are interesting houses, and it seems that people either love them or hate them. A split-level house is characterized by:

  • Staggered floor levels
  • 3+ floors connected by a short flight of stairs
  • Often have attached garages

Twin Cities split-level houses gained popularity in the 1960’s and 1970’s. They are most commonly built with the kitchen, dining and living rooms on the main floor, up a half-staircase you’ll find the bedrooms, and downstairs is typically a recreation room, laundry, etc. Each split-level house is different, so you may find extra bedrooms downstairs as well. We may see a resurgence of split-level homes as work from home has become a reality of life for many people. A split-level home may offer you extra space away from the hustle and bustle of the main living area.

 

6. Two-Story

Two-story homes are great for families that want bedrooms on the second floor and main living areas on the main floor. These homes typically have a smaller footprint than one-story homes, with double the square footage. 

  • A smaller foundation and roof area compared to 1-story homes can mean more energy efficient and less impact on your utility bills--which is a huge part of homeownership in the Twin Cities. 

Compared to bungalow homes, two-story homes typically have full height walls on the second story compared to the bungalows that have knee walls. Knee walls come up around three feet high and then meet the ceiling where the roof angles to the center of the house.

7. Modern 

Twin Cities modern homes are popping up all over the metro area. They feature

  • Geometric lines
  • Simple shapes
  • Expansive windows
  • Open concept floor plans 

While Minneapolis has the lead on modern homes over Saint Paul, with the new Highland Bridge project developing in Highland Park, modern homes have the opportunity to be built along the Mississippi River. Modern homes in the Twin Cities go in the opposite direction of Victorian style homes. A modern home avoids the intricate details of Victorian homes through its asymmetrical design and “no-frills” style.

1. Interior

If you feel it might be time to take the next big life step, now is the perfect time to start packing up some things in your house. Pack away half of your belongings, remove a piece of furniture from a crowded room, and when you're ready for photos completely clear off the kitchen and bathroom countertops.
